When I apply for a mortgage, what documents should I receive from the lender?
Mortgage bankers and other mortgage lenders are required to provide documents to applicants within three days. They are required to give the potential borrower a good faith estimate of settlement charges, a disclosure showing whether the lender is planning to service the mortgage or transfer it to another entity, and an information booklet explaining various real estate settlement services. In addition, the mortgage broker or mortgage lender must provide a pre-application disclosure before taking the application or collecting an application fee, credit report fee or property appraisal fee.
